What homeowners worry about — straight answers

My siding grew green algae in one summer — can that possibly be normal?

Normal for Tidewater Virginia. Humid subtropical climate with 70°F+ dewpoints June-September creates growing conditions that inland or mountain equivalents don't see. Gloeocapsa algae (the black streaking on roofs) and moss varieties all thrive here. A pressure-wash cycle every 2-3 years on shaded sides is typical. North-facing siding on waterfront homes can need annual attention.

I heard pressure-washing actually makes mildew worse — is that right?

It can be — if done wrong. High-pressure (3000+ PSI) flat-jet cleaning drives spores deeper into porous siding, leaving roots to regrow faster. Soft-wash technique (500 PSI + appropriate surfactant) kills at the spore level and rinses clean. For Tidewater VA siding, soft-wash is the standard; high-pressure is reserved for concrete + heavily-oxidized aluminum where spores aren't the target.

When's the actual best time of year for a pressure-wash in Virginia?

Late April or early October. April tackles winter algae before summer growth accelerates it; October catches summer growth while weather stays warm enough for surfactant chemistry to work. Both windows avoid peak pollen (mid-April) and peak humidity (July-August). Mid-summer work is possible but chemistry struggles above 85°F ambient — more time, less lasting effect.

Will it damage my paint or siding?

Not when done right. We never put high pressure on siding — it's a chemical wash at residential-tap pressure. High pressure is reserved for concrete and pavers.

What about my plants?

We rinse plantings with fresh water before the wash to flood the root zone, then again after. Detergents are biodegradable and diluted during the rinse.

Can you do a roof wash too?

Roof cleaning is a separate visit — different chemistry, different safety gear, different insurance class. Happy to quote it alongside.
